The Senior Director, Sales Engineering will play a pivotal role in driving the success of our sales team by providing technical expertise, leadership, and strategic guidance. This individual will be responsible for leading a team of skilled Sales Engineers, collaborating closely with the sales and technical teams to articulate and demonstrate the value of our data center solutions to potential clients. The Sales Engineering Leader will serve as a bridge between our technical capabilities and the unique needs of our diverse client base.

Key Responsibilities

Leadership and Team Management

  • Lead, mentor, and inspire a team of Sales Engineers to achieve sales targets and objectives.
  • Foster a collaborative and high-performance culture within the sales engineering team.
  • Develop team leadership and process to scale in support of rapid expansion and growth expected by the company.

Technical Expertise

  • Develop and maintain a deep understanding of our data center and fiber design, operational standards, and solutions, staying abreast of industry trends and emerging technologies.
  • Act as a technical authority, providing guidance to both the sales team and clients on product capabilities, configurations, and best practices.

Pre-Sales Support

  • Collaborate with the sales team to understand customer requirements and provide pre-sales technical support.
  • Conduct, presentations, data center tours, fiber route overviews, and proof-of-concept engagements to showcase the value proposition of our data center and fiber solutions.
  • Serve as a liaison to engineering, operations, and other departments in the company to socialize customer requirements, develop solutions, and delivery proposals for specific customer requirements.
  • Lead route design, analysis, cost and pricing for new fiber routes

Customer Engagement

  • Build strong relationships with key decision-makers and influencers within client organizations.
  • Understand client needs and articulate how our solutions address their unique challenges.

Strategic Planning

  • Contribute to the development and execution of sales strategies, ensuring alignment with overall business objectives.
  • Provide insights and feedback to product development teams based on customer interactions and market trends.
  • Support sales reporting as required

Qualifications

  • Bachelor’s degree in a relevant technical field; advanced degree preferred.
  • Proven experience in a sales engineering or technical leadership role within the data center industry
  • Specific experience in sales and delivery of data center solutions to hyperscale clients
  • Strong understanding of data center and fiber technologies, including utility power characteristics, critical power design, mechanical, general construction, fiber route design, fiber construction, fiber amplification, optical equipment, etc.
  • Excellent communication and presentation skills, with the ability to convey technical concepts to both technical and non-technical audiences.
  • Demonstrated leadership skills with a track record of building and leading successful teams.

Summary

DC BLOX is seeking a thorough, analytical, and initiative-driven Corporate Development Analyst to complete projects to support the finance organization, including debt and equity capital raising and investment deal financial modeling and presentations. This role will focus on the creation and management of the financial models and will have valuable exposure to the DC BLOX C-Suite, potential lenders, investment bankers, and industry investors on a regular basis.

This individual will support the Corporate Development Manager and the SVP, Capital Markets and Strategy directly as well as the Chief Financial Officer & EVP, Corporate Development and Strategy, and the teams supporting them, as well as the Private Equity investors of the company.

The ideal candidate will be an autonomous self-starter who is capable of driving results without constant direction. The candidate should have a professional-growth mindset and be willing to bring forth ideas that can benefit DC BLOX.

Job Details

  • Assist in Debt and Equity capital raising initiatives
  • Prepare project information materials that provide a logically reasoned and data-supported approach for the internal investment committee, the board of directors, banks, and investors through close interaction with finance, new site development, sales & operations teams
  • Assist in the development and implementation of company-wide strategic initiatives
  • Create, maintain and update flexible, accurate and user-friendly financial models
  • Assist in the negotiation of term sheets, and prepare recommendations of debt financing solutions
  • Handle information flow with banks, lawyers, and internal constituencies
  • Draft term sheets and LOIs on investment opportunities
  • Prepare investment memoranda on capital raises as well as new investment opportunities
  • Assist in negotiating loan documentation
  • Ensure smooth handover to finance/accounting team for funding mechanics, reporting requirements, covenant compliance, etc.
  • Coordinate with finance/accounting team on any post-closing interactions with the lenders
  • Monitor competitors’ financing structures and valuations, and maintain internal database
  • Create reports comparing DC BLOX’s current capital structure and financing vehicles to peer companies and analyze/recommend opportunities to optimize cost of capital
  • Execute ad hoc analyses as needed

Qualifications

  • Bachelor’s degree in Finance, Accounting, or STEM field required
  • Prior full time or internship experience in investment banking, corporate development, real estate investment fund, or Big 4 accounting firm focused on capital markets
  • Strong analytical mind, problem-solving skills, quantitative/qualitative skillset, and modeling and presentation skills
  • An interest in the data center industry or real estate investment sector
  • Strong logic, reasoning, and math skills

Reporting to the Senior Vice President of Data Center Design & Engineering, the Director of Critical Equipment Procurement will play a pivotal leadership role in shaping the strategy for procuring key data center components such as generators, transformers, and chillers. This position offers a chance to be part of a dedicated, high-achieving team and to pioneer a comprehensive procurement program on a regional scale.

Key Responsibilities

  • Strategic Procurement Management: Formulate and execute detailed procurement strategies focusing on critical categories, ensuring alignment with project objectives, budget, and timelines. Oversee the execution of complex construction contracting strategies for substantial data center projects to guarantee cost efficiency and reliable supply and service continuity
  • Negotiation and Pricing Strategies: Craft effective pricing and negotiation strategies, outlining clear roles, responsibilities, and trade-offs. Tackle negotiation challenges proactively and manage contract disputes effectively
  • Supplier Management: Develop and implement a systematic process for supplier selection, including RFP creation and defining minimum requirements. Oversee production planning and capacity analysis. Maintain robust relationships with all vendors, both globally and regionally
  • Regional Adaptation: Collaborate with construction managers across various regions, adapting global standards to regional technical and cultural specifics
  • Contract Management: Be knowledgeable in industry-standard contracting practices and actively participate in contract negotiations to align with business goals. Ensure compliance with control processes for effective contract execution
  • Contract Monitoring: Supervise key aspects of supplier performance, initiate corrective actions, and incorporate lessons learned. Manage contract changes and negotiations
  • Cost Management: Identify opportunities for cost reduction, collaborating with suppliers and internal teams to enhance cost competitiveness
  • Process Improvement: Continually seek and implement process enhancements, leveraging data analytics and collaborating with IT to refine system requirements

Knowledge & Competencies

The Director of Critical Equipment Procurement is expected to be both a data center subject matter expert and possess solid business acumen. Technical product knowledge in electrical and mechanical systems, building systems (BIM), DCIM, controls, and contracts is expected. Leadership characteristics and communication demands include:

  • A bachelor’s degree in Engineering, Construction Management, or a related field with over 10 years of experience in Construction Management or Procurement, or a Master’s degree in Engineering or Supply Chain with at least 5 years of experience in Project Management, Supply Chain, or Operations. Equivalent experience is also considered
  • Minimum of 5 years of experience managing large-scale capital projects
  • In-depth knowledge of the data center industry and experience with diverse project delivery methods
  • Skilled in contract writing, sourcing planning, and executing negotiation strategies
  • Familiarity with process improvement methodologies (Lean, Six Sigma, etc.) and adept at driving change management
  • Proven ability to develop and implement new processes and garner support from cross-functional teams
  • Expertise in driving sourcing strategy and managing supply chain for multiple categories
  • Experience integrating into major construction projects and managing contracts worth over $200 million
  • Strong interpersonal, communication, and collaborative skills within a team setting
  • A self-motivated individual with exceptional analytical skills, attention to detail, sound judgment, and high ethical standards

Key Qualifying Criteria

Data Center Construction – Evaluate the breadth and complexity of data center environments involved with:

  • Provide project examples of the different projects you’ve been involved with. What is your philosophy on where data center construction is headed? What’s the roadmap?
  • Track record of participating and supporting data center build and expansion projects on schedule and on budget
  • Demonstrated command of the design-build theatre of engineers, contractors, suppliers, labor, safety, security, and public / municipal authorities

Business Acumen – Growth oriented commercial disposition with innovative thought leadership and understanding of P&L, human capital leverage, resource allocation, and technology utilization

Financial Acumen – Experience in a data center real estate invested environment with requirements for investor rates of return, asset acquisition, and platform standardization for value creation

Executive Leadership – Demonstrated history of leading a team to consistently perform at or above plan. Share some examples of professional growth of talent from those who have worked on your teams

The Director of Tax will oversee and manage tax, regulatory compliance, local incentives and compliance for DC BLOX as well the following responsibilities:

  • Management of all tax compliance, including filings of periodic tax returns (income, sales & use, business personal property, and other filings).
  • Act as company liaison with external tax preparers.
  • Management of state and local tax incentives and abatements programs.
  • Management of Competitive Local Exchange Carrier (CLEC) regulatory compliance (Dark Fiber).
  • Advisory to executives on the impact of new tax laws and proposed legislation.
  • Pursuit and management of refunds, credits and incentives as the company moves into new markets or new locations to maximize tax benefits to the company.
  • Preparation of quarterly and annual tax provisions and various tax computations.
  • Identification of complex technical tax issues, including performance of research and analysis to support management decision-making.
  • Manage project implementation for tax automation system within Intacct.

Qualifications

  • Minimum of 10 years of tax experience in a corporate or public accounting environment.
  • Experience researching and creating taxability studies for new jurisdictions.
  • Experience implementing Avalara or similar tax automation system.
  • Telecommunications experience strongly preferred.
  • CPA license required.
  • Big 4 tax experience a plus.
